BLOOMINGTON, Ind. (IUSTV News) - The IU Board of Trustees approved a ground lease for a one-acre lot near 7th and Dunn Streets, which was formerly the Poplars building. The approval gives the green light to an $81-million project to enhance graduate student housing.

The six-story building will provide 158 furnished units in studio, one-, two-, three- and four- bedroom layouts. The facility will also include lounge and study areas, as well as a fitness center.

The rentals will be prioritized for IU graduate students, which has seen several primarily-graduate student housing facilities retired by the university.

Banta, Bicknell, Hepburn, Nutt and Evermann were all demolished in 2020 and 2022. Redbud North and East apartments are scheduled for demolition in 2024.

Following graduate students, rental priority will be given to IU faculty, and undergraduate students.

The university hopes to have the new facility open for the 2026-27 academic year.
